About the Bingham Team Q. How long has The Bingham Team been in the real estate business?
A. Gary's been a Realtor since 1997, and has held real estate licenses in Utah, Nevada, and Idaho. Koral has been licensed since 2006, and she is also licensed in Nevada. Gary and Koral have worked with buyers and sellers of homes and land from Northern Utah to Southern Utah, and the Las Vegas area.
Q. Why do you focus on serving buyers?
A. We enjoy the challenges of a very complicated process for finding and purchase homes, and guiding our clients through the many critical steps leading to a successful conclusion--The right home, the right price, the right terms.
Q. How are you paid for your services?
A. In most instances our buyers purchase a home or building lot from listings on the multiple listing service (MLS). These homes and building lots are placed on the MLS by the sellers' agents, seeking the cooperation of other agents in finding and representing the buyer. Through this mechanism, Buyer's Agents are generally compensated by the brokerage representing the seller, at no cost to the buyer.
About the Purchase Process Q. Why do I need a Buyer's Agent?
A. The simple answer is because the seller's agent already represents the seller. The seller's agent cannot provide full and equal services to both the buyer and seller in the same transaction without a major conflict of interests -- and a diminished level of service to each party.
Q. How do I begin the process?
A. You should contact an experienced Buyer's Agent, preferably one who also holds an ABR (Accredited Buyer Representative) designation. The National Association of Realtors grants the ABR designation to Realtors who have advanced training and experience in buyer representation. Unlike many agents, a Realtor with an ABR designation won't represent both the buyer and seller in the same transaction, for reasons described above.
Q. What happens next?
A. The next step is to meet with us, in person or by phone, and share with us the details of your purchase plans. We can then help you refine your search criteria, recommend financing options, and identify homes best meeting your preferences and financial abilities. If you're in the St. George area, or will be in the near future, we can schedule appointments for you to see the homes best meeting your preferences. Once you've made the decision to purchase a particular home, we'll help you prepare the offer, and guide you through the negotiating process.
Q. What happens after my offer is accepted?
A. After your offer is accepted, our role will transition to that of a transaction managers. We'll coordinate with the seller's agent and all the service providers to ensure your rights are full protected, and that your purchase is completed on time. Included among these service providers are your lender, the appraiser, your title company, your home inspector, and your home warranty company. And finally, we'll personally review and approve the settlement statements, and be at your side during the closing session.
Q. Why do I have to sign a Buyer Brokerage Agreement?
A. By state law, when you engage the services of brokerage and agent to promote your interest and to otherwise act on your behalf in the purchase of real estate, a Buyer Brokerage Agreement must be executed at the earliest possible point in the process, and certainly no later than the time of preparing an offer. The Buyer Brokerage agreement spells out the obligations and duties of both the brokerage/agent and you as a buyer, and clearly defines the basis for compensation for the work done by the brokerage and agent.
